Steel roof maintenance tips

Steel roofs are one of the best improvements that you can make to your home, and also the best investment. Steel roofs are maybe the most durable roofs on the market. They can least for more than 30 years, and they are very resistant to harsh weather and outdoor conditions.

But the best thing about steel roofs is that they do not need much maintenance. You will still have to make a few repairs, but fewer if you had another type of roof.


What you should do to avoid roof leaks is coat the roof every two years or so. The coating needs to be perfect for your climate. In warmer climates you should use a white, reflective coating, and a gray coating for cooler climates, to absorb heat. Apply the coating when it’s dry outside and when the temperature is of at least 10 degrees Celsius (50 Fahrenheit).

Patching holes

To repair small holes, you will need first of all to remove the coating from around it. Then create a square with a 2 to 3 inches perimeter around the area. Use butyl tape. Then cut a tape of galvanized metal and secure it with screws to the roof. Use caulk to seal the edges of the patch. The final thing you should do is cover the patch with roof coating.

Repairing a parted roof seam

In high winds, the seams between the sheets of metal can come apart, or it can just wear in time. Examine the roof every few months and look for cracks and holes in the roof seam.

Loose roof coating can be removed with a putty knife. Use a high quality roof coating to cover the seam. The parted seam will need to be patched with glass membrane fabric. Overlap the seam by at least 2 inches. You can then apply the second layer of roof coating.


Whenever you get on the roof, you will need to take some safety precautions. Steel roofs are usually more slippery than other types of roofs. If they are covered with moss, ice or with water, then be very careful or clean it and then climb onto it.

Also be careful where you put your steps. You can use a 2×4 foot piece of wood to distribute the weight.
